  • Free rental or Sales appraisal - Contact us now to appraise your property.

  • Landlords obligations – I believe a tenancy goes both ways. We look for Landlords who will meet their obligations by keeping their investment property well maintained and we also look for Tenants who meet their obligations to look after the property and pay their rent on time.  That way we have a win-win situation.

  • Water charging – If your property is individually metered and has a current Water Compliance certificate you may be able to on-charge the water to the tenants (minus fixed access charges). Talk to us about getting a free quote to see what needs to be done to make your property Water compliant.

  • Smoke alarms – The new Legislation as set out in the Fire and Emergency Services (Domestic Smoke Alarms) Amendment Act 2016 and Building Fire Safety (Domestic Smoke Alarms) Legislation Amendment Regulations 2016 requires Queensland Landlords to ensure a higher level of safety in their rental properties and these requirements must be in place by the end of 2021. We can organise a free quote for you for the new additional measures.

  • Our application process for Tenants is very thorough – All potential Tenants over 18 years of age must complete an application form and provide the correct ID and information which will be processed and checked prior to presenting the Tenants to you our Landlords.

I often get asked by Landlords …"How do I go about moving my property from my current Agency to you to manage”.  My answer..“It is very easy.

  1. Simply email me to give me the authority to advise your current Agent and give them 30 days notice to terminate your current contract. That is if you are on a Form 6 Management Agreement. If you are on one of the older PAMD 20A Agreements you may need to give 90 days notice unless both you and your previous Agent come to a mutual agreement to let you out of your contract earlier.

  2. Then you send me an email me advising me of the date I need to collect keys and paperwork and the address of your previous Agent.

  3. I will then email you a Form 6 Management Agreement for signing. Once I receive the Form 6 back from you I will take care of the rest”.
